Step 1 of 3: Equipment
A single-story house with gray horizontal siding, dark shingled gable roof, a light gray front door, and an exterior air conditioning unit, fronted by a green lawn under a clear blue sky.

A mini-split compressor that sits off for most of the calendar year fails differently than one grinding through a long season. Seals dry, refrigerant can settle, and a system that has not cycled since the previous summer may not show a fault until the first hot afternoon of July, when every neighbor's unit is running too. Homes in Johnson County, WY run cooling in a single month of the year, July. A contractor diagnosing a repair here checks for the effects of extended dormancy first: capacitor degradation, refrigerant pressure that has drifted, contactor surfaces that corroded while idle. The compressor's short annual run gives wear little chance to accumulate on moving parts, so the repair scope usually points somewhere else.

Half the homes in Johnson County, Wyoming were built in 1984 or earlier (2020-2024 ACS 5-year). A mini-split that has run through that many seasons of Wyoming winters and summers accumulates wear in specific places: refrigerant line sets lose their charge slowly through micro-leaks at fittings, and outdoor unit contactors corrode faster in climates that swing this hard. When a contractor opens the system, what determines the repair scope is the actual condition of those components, not a rough estimate based on how long the house has stood. A unit in a newer house that ran hard and was never serviced can be in worse shape than one in an older house that was looked after.

The Parts of a Mini-split a Contractor Checks During Repair

Isometric illustration of a cutaway single-story house showing two wall-mounted mini-split indoor units connected by line sets to an outdoor condenser beside the building, with a sofa, table and chairs inside.

The indoor air handler mounts high on a wall inside the room and is the piece a homeowner notices first. It holds the evaporator coil, a blower fan, and a filter. When something goes wrong indoors, a contractor starts here, looking at whether the coil is iced, the fan is turning freely, or the drain line has backed up.

The outdoor condenser unit sits on a pad or brackets outside the house and holds the compressor and the second coil. A refrigerant line set and a control wire run through the wall to connect the two units. The compressor draws close attention during any repair call because faults there affect the whole system.

The drawing shows the general layout of a mini-split system, and a licensed contractor determines which components apply and what work is needed in your specific house.
